Hilton Garden Inn Coming to NoMa


Constitution Square broke ground today with Mayor Fenty and Delegate Norton attending the ceremony. A commenter alerted me to the fact that a 204-room Hilton Garden Inn Hotel will also be built. According to the NoMa BID press release, the first phase of Constitution Square will include the following:

One Constitution Square, with 340,000 square feet of speculative office space;
Two Constitution Square, with 589,000 square feet of Class A office space, of which 521,000 SF is pre-leased to the US General Services Administration (GSA) for the DoJ;
A 50,000 square foot Harris Teeter grocery store; and 30,000 square feet of additional retail space;
A residential building with 440 apartment units; and
A 204-key Hilton Garden Inn Hotel to be owned and operated by an affiliate of OTO Development of Spartanburg, SC, including meeting facilities and a restaurant open seven days a week.
Washington Business Journal reports that the office space will be delivered in the first half of 2010, with 440 residential units to follow in the summer, and the hotel and Harris Teeter popping up in late 2010 and early 2011.

I hope all of this development helps my home appreciate. It's been flat and I want to sell next year. I can't stand this area anymore. North Cap in your butt sucks beans. There's no nearby shopping that I can walk to, and feel safe while doing so. The neighborhood is full of thugs and baby thugs and the cops just don't care.

Nothing turns around in a year. The real estate market is a long term hold. When EC12 & Harris Teeter open up you'll probably see a larger shift.

I moved to North Capitol from Dupont. Most in the neighborhood says hi which I couldn't say for my old apartment.

I'm suprised you'd buy a place before you felt comfortable in the area. I walked through several times during the day & night before buying.

I'm not sure what you're definition of "thug" is. If it is a gang member or somebody else causing harm I've never seen it. I have seen groups of young black males, but I don't call them thugs. I call them kids.

I have to agree with anon2. I don't think home prices will appreciate significantly within a year as these new developments won't be finished for another couple of years.

I walk every where between my home and work and other neighborhoods, even at night and have not been too bothered. But I'm careful, I never have an Ipod on or talk on my cell and I make sure I'm aware of my surroundings.

Also, when you know your neighborhood, you tend to feel safer. People say hi or just leave me alone. Those who will annoy me are usually kids. Either way, I prefer this to being harassed daily on Columbia Rd and Mt. Pleasant which is where I used to live.

I'd take Columbia Rd over North Cap any day... at least they have urbanity on that side of town. We just have urban wasteland on this side.

Ok anon...to each his/her own. Although I'm not sure I understand why you bought in this area if you hate it so much or can't live with its realities (I'm sure they weren't hidden when you were scoping the area out).

Either way, quality of life and happiness is too important so even if you have to sell at a loss or just break even or rent out, might be a good idea to move somewhere else if your neighbhorhood is getting you down so much.

I've lived here for five years and I'm ready to move on. I thought the area was ready for a rebirth. The promise of national retail in Brentwood really lured me to the area. Instead we got a AJ Wright and a bunch of dollar store knock offs. I'm already selling and will probably just break even.

People who love their homes will stay in the neighborhood. People who moved here looking to flip their homes as the neighborhood evolves tend to complain a lot and eventually move away and reap no benefits from being here.

We _all_ get tired of the, let's face it; ghetto nature of this area.

Look at it this way, with the rapid rate of construction in "NOMA", downtown DC will be about a half mile from most of our homes. Read that again: the county's most resilient job market will be a half mile away from our homes.

Also, tourists will likely stay in the TWO NEW HOTELS near our homes. Be patient.

Where there are tourists, there is law enforcement. Gotta keep the Smiths from Kansas and the Yamagouchis from Japan safe.

I've noticed a positive change in the past year. More professionals & less vagrants.

I plan to go to Artomatic and see at least one of the James Bond movies playing outside at New York Ave & Florida. They broke ground on a whole block which will house a harris teeter and the pizza/deli place just started outfitting their space in the ATF retail section.

I'll be in this neighbohood (Eckington) for another year and half. I bought a condo and I want a house. I'm not interested in Bloomingdale or Eckington because it isn't convenient to the green line (I work off the green line). I also want to live in a vibrant community like U Street, Columbia Heights, or lower Petworth. This area is fine if you own a car but I don't and the NY Ave and RI Ave stations are just to far to walk safely in the mornings or late evenings.

Funny thing, I just moved from there. It's the same price for a 1 bedroom there or a 3 bedroom here.

I can walk between them in under 20 minutes. But clearly if you're upgrading to a house in that area you're making more than me.

2020 Martini will open first. For Harris Teeter, the building still has to be built. The firehouse is not only a smaller project, it's already a step ahead. :)

The Harris Teeter will open first. 2020 is dead. Hopefully something more interesting will go into that space.
